**Conroe Secures $1 Billion ‘Game Changer’ Technology Park with Major Public Green Space**

**CONROE, TX** – Conroe is on the cusp of a transformative economic and community development with the announcement of the Conroe Technology Park, a massive 232-acre mixed-use project poised to reshape the city’s future. Envisioned as a vibrant hub at the northeast corner of I-45 and Loop 336, the multi-phase development is projected to be a more than $1 billion investment, spearheaded by a collaboration between Caldwell Companies and LandPlan Development.

The Conroe Economic Development Council (CEDC) is backing the project significantly, committing up to $31 million for essential public infrastructure, including new roads and utilities, underscoring the city’s commitment to facilitating this ambitious undertaking.

At the heart of the Conroe Technology Park will be a sprawling public green space, conceptually named Grand Central Park. Developers and city officials are openly drawing comparisons to Houston’s acclaimed Discovery Green, highlighting the ambition for this central amenity. The nearly 10-acre park is designed to be a community showstopper, featuring a central lake, an amphitheater for performances and events, a vast event lawn, and an extensive network of trails. Conceptual plans also include family-friendly splash pads and a dedicated dog park, all crafted to cultivate a true “live, work, play” atmosphere for residents and visitors. Groundbreaking for Grand Central Park is optimistically slated for the first quarter of 2025.

Beyond its impressive recreational offerings, the Conroe Technology Park is strategically designed to attract, as its name suggests, technology and innovation-focused companies. The vision, which received positive initial reception when presented conceptually to city officials in late 2023, includes substantial allocations for cutting-edge office and tech space. Complementing these commercial elements will be a mix of residential units, diverse retail establishments, a variety of restaurants, and a hotel, creating a self-sustaining ecosystem.

J.J. Hollie, President & CEO of the CEDC, hailed the project as a “catalytic project” and a “game changer” for Conroe. He emphasized its potential to generate thousands of direct jobs – an estimated 2,500 initially, with projections for growth to over 5,000 as the park matures. This influx of high-quality employment opportunities is expected to significantly boost the local economy, expand the tax base, and, crucially, help retain local talent by offering dynamic career paths and a modern lifestyle environment right within Conroe.

The Conroe Technology Park represents a significant stride in Conroe’s ongoing growth trajectory, aiming to establish the city as a regional hub for innovation and a desirable destination for businesses and families alike. Further details on specific tenants and more refined architectural plans are anticipated as the development progresses through its initial phases.
