Conroe-Montgomery Jan 2026 Housing Market Improves

CONROE-MONTGOMERY, TX – The Conroe-Montgomery housing market has kicked off 2026 with significant momentum, reporting robust increases in home sales and median prices for January. A noticeable tightening of inventory and quicker sales paces signal a competitive environment for buyers in the rapidly growing region.

According to the latest data released by the Houston Association of Realtors (HAR), a total of 304 homes were sold across the Conroe-Montgomery area in January 2026. This represents a solid 11.4% year-over-year increase compared to the 273 homes sold in January 2025, marking a strong start to the new year.

Not only were more homes changing hands, but their values also continued to appreciate. The median home price for January 2026 climbed to $360,000, marking a 1.9% rise from $353,288 recorded in January 2025. This steady increase reflects ongoing demand in the area.

Homes are also moving off the market at a faster clip. Properties sold in an average of 60 days in January 2026, a 5.3% decrease from the 63 days seen in the same month last year. This quicker pace has contributed to a tighter market, with housing inventory levels dropping to 2.1 months in January 2026, down from 2.4 months in January 2025. A balanced market is typically considered to have around 6 months of inventory, highlighting the current seller’s advantage.

“This is a very encouraging start to the year for Conroe and Montgomery,” commented Maria Rodriguez, a veteran real estate agent with Montgomery County Properties. “We’re seeing renewed buyer confidence, likely fueled by a slight stabilization in mortgage interest rates and the ongoing appeal of our community. Buyers who might have been waiting on the sidelines are clearly re-engaging, and properties that are priced correctly are moving quickly.”

John Chen, a representative for the Houston Association of Realtors, noted, “The Conroe-Montgomery area continues to be a magnet for growth within the Greater Houston region. The strong January numbers suggest robust underlying demand, driven by sustained population influx and new economic opportunities. It’s a key indicator of the health and desirability of this northern suburban market.”

From a broader economic perspective, these housing numbers are positive for the local economy. “Increased home sales and values reflect consumer confidence and attract further investment in our infrastructure and local businesses,” said Sarah Miller, Director of the Conroe Economic Development Council. “Our growth trajectory remains strong, and a healthy housing market is a critical component of that success, accommodating the influx of new residents and workforce.”

Known for its expanding amenities, highly-rated schools, and convenient access to Lake Conroe and major thoroughfares like I-45, the Conroe-Montgomery area has consistently been one of the fastest-growing communities in Texas. This sustained population growth continues to underpin demand for housing. The positive January figures arrive after a period in late 2023 that saw some moderation in the housing market, largely due to elevated mortgage interest rates and affordability concerns. The current uptick suggests buyers may be adapting to the new rate environment or anticipating more favorable conditions ahead.

As the spring buying season approaches, industry experts will be watching to see if this momentum continues. While an increase in housing inventory would help ease competitive pressures, the current trend points to a sustained seller’s market in the short term, with affordability remaining a key consideration for many potential homeowners.
