Conroe City Acquires Calfee Site from CISD

**Conroe City Poised to Acquire Historic Calfee Site in $11 Million Deal with CISD**

Conroe, TX – The future of the former Calfee Middle School property at 1700 North Frazier Street is taking shape, as the City of Conroe and Conroe Independent School District (CISD) move closer to finalizing a significant interlocal agreement that would transfer ownership of the historic site to the City. The CISD Board of Trustees gave their preliminary approval on April 16, 2024, setting the stage for the Conroe City Council to consider the proposal in the coming weeks.

Under the terms of the proposed agreement, CISD would transfer the 12.3-acre Calfee site directly to the City of Conroe. In exchange, the City would provide CISD with a cash payment of $7.5 million and deed over a 4.15-acre parcel of land strategically located adjacent to Stockton Junior High.

This strategic swap and sale effectively nets CISD $11 million for the Calfee property. The 12.3-acre Calfee site was independently appraised at $13 million, while the 4.15-acre parcel the City is offering to CISD holds an appraised value of $3.5 million. When the $7.5 million cash payment is combined with the $3.5 million land value, CISD gains substantial capital and a valuable asset for future educational needs.

“This agreement represents a strategic win for Conroe ISD,” stated Dr. Curtis Null, Superintendent of Schools for CISD. “It allows us to divest a surplus property that no longer serves our educational mission, generate significant capital for district priorities, and acquire a valuable parcel adjacent to Stockton Junior High. This new land will support our future growth and operational needs in that area, whether for additional parking, athletic fields, or future expansion. It’s an example of effective intergovernmental collaboration that benefits the entire community.”

The Calfee property carries significant local history. Originally built in 1974 as Calfee Middle School, it served generations of Conroe students before being replaced by New Grand Oaks High School in 2018. Following its closure as a traditional middle school, the site was repurposed for CISD’s professional development and alternative education programs. The original structure was ultimately demolished in the summer of 2023, leaving a prime, cleared parcel ready for redevelopment.

For the City of Conroe, the acquisition of this centrally located, cleared 12.3-acre site is a landmark opportunity. “The acquisition of the former Calfee Middle School site is a pivotal moment for the City of Conroe,” commented Conroe Mayor Jody Czajkoski. “This centrally located parcel offers immense potential for creating a vibrant civic space, enhancing public amenities, or developing a thoughtfully planned mixed-use project that serves our residents for generations. It ensures this historically significant land remains a community asset and is developed in a way that aligns with our city’s vision for growth and community well-being, rather than purely private commercial ventures.”

The 4.15-acre parcel being transferred to CISD is particularly valuable to the district due to its proximity to Stockton Junior High, providing CISD with much-needed room for expansion or enhancement of existing facilities as the district continues to grow.

The Conroe City Council is expected to review and potentially approve this interlocal agreement in the near future. This final approval would solidify the transfer of ownership, ushering in the next phase of development for this historically significant and centrally located property, promising a new chapter for a site deeply embedded in Conroe’s educational and community fabric.
