**Historic Conroe High School Embarks on $42 Million Transformation into Landmark 601 Apartments and Arts Hub**

CONROE, TX – A cherished piece of Conroe’s past is rapidly becoming a cornerstone of its future. The venerable Conroe High School building at 601 West Davis Street, a community landmark since 1932, is undergoing a profound $42 million redevelopment into the “Landmark 601 Apartments and Arts Hub.” The project, which officially broke ground on December 15, 2022, promises to breathe new life into the iconic structure while preserving its rich history.

For generations, the building served as the very first campus for Conroe High School, nurturing countless students before transitioning to a junior high and later an alternative school. After its purchase by the Signorelli Company in 2018, the structure stood vacant for a period, its future uncertain, until Impact Strategic Investments, a Signorelli affiliate, unveiled its ambitious vision.

The comprehensive plan for Landmark 601 is designed to seamlessly blend historical preservation with modern progress. It will feature 103 meticulously crafted apartment units, a significant portion of which will be designated as affordable housing, addressing a critical community need. Beyond residential living, the development dedicates a substantial 10,000 square feet to commercial and retail space, purposefully designed to foster a vibrant arts and cultural hub. Confirmed tenants already include the Conroe Art League and the Lone Star Family Market, poised to activate the space with creative energy and local commerce.

“This isn’t just a redevelopment; it’s an act of community stewardship,” stated a representative from Impact Strategic Investments. “We are committed to honoring the legacy of this incredible building while creating a dynamic, accessible space for Conroe residents to live, connect, and thrive. The blend of housing and a dedicated arts hub will create a unique heart for the community.”

A cornerstone of the project’s philosophy is the unwavering commitment to maintaining the building’s historical integrity. Developers are diligently preserving key architectural and structural elements that evoke its past. Visitors and residents can expect to see the original gymnasium and auditorium meticulously restored, along with the building’s historic brickwork and windows. Even subtle details like the original classroom layouts, student lockers, terrazzo flooring, and trophy cases are being thoughtfully incorporated into the new design, ensuring that the spirit of Conroe High School endures.

Despite the official groundbreaking occurring in late 2022, progress on the site has been rapid and steady. Leasing for the new apartment units is anticipated to commence in early 2024, with the first residents projected to move into their new homes by fall 2024. The overall completion for the entire “Landmark 601 Apartments and Arts Hub” project, including all commercial spaces, is targeted for late 2024, promising to usher in an exciting new chapter for this iconic Conroe landmark.
