**Boca Raton Firm Acquires Thriving Montgomery Plaza, Highlighting Conroe’s Retail Boom**

Conroe, TX – Montgomery Plaza, a prominent 110,808-square-foot multi-tenant power center strategically located off I-45 North, was acquired last week by Florida-based real estate firm Javelin Group, signaling continued strong investor confidence in the rapidly expanding Conroe market. The Boca Raton-headquartered company purchased the fully leased property from Stream Realty Partners.

Developed in 2022, Montgomery Plaza, situated at 20110 I-45 North, quickly became a significant retail hub along the busy I-45 corridor and is currently 100% leased. Its robust tenant roster underscores its immediate appeal, featuring anchor tenants Burlington (occupying a substantial 39,400 square feet), Old Navy, Five Below, and Ulta Beauty.

The plaza also hosts a diverse array of other popular businesses, including AT&T, Visionworks, Mattress Firm, Buff City Soap, Sally Beauty, The Joint Chiropractic, and My Salon Suite. Dining options abound, with popular eateries like Chipotle, Jersey Mike’s, MOD Pizza, Tropical Smoothie Cafe, and Paris Banh Mi, offering a wide selection for shoppers and local residents.

Javelin Group’s acquisition aligns with its strategic focus on high-growth Sun Belt markets, with Texas, and specifically Conroe, fitting perfectly into their investment criteria. The firm highlighted Conroe’s robust population growth, favorable demographics, and expanding economic landscape as key attractors for their investment strategy. Javelin Group is also actively pursuing investment opportunities in Florida and Georgia.

The transaction saw Adam Schiller and Jed Reynal with JLL Capital Markets representing the seller, Stream Realty Partners. JLL also played a crucial role in securing the acquisition financing for Javelin Group, with NXT Capital acting as the lender. This comprehensive involvement by JLL further emphasizes the strong institutional interest in Conroe’s burgeoning commercial real estate sector.

The swift lease-up and subsequent sale of a high-performing, recently developed center like Montgomery Plaza underscores Conroe’s reputation as a magnet for significant retail investment. With its strategic location along the I-45 corridor and ongoing residential and commercial development, Conroe continues to be identified by national firms as a prime market for growth and stability, reinforcing its status as one of the fastest-growing cities in the nation.
