Montgomery County Sees Surge in Residential Development

**Montgomery County Experiences Development Boom with Hundreds of New Homes, Businesses on the Horizon**

MONTGOMERY COUNTY, TX – Montgomery County is in the midst of a significant development surge, with hundreds of new homes and businesses slated across the region, particularly concentrated in the bustling Woodlands area. This wave of construction underscores the county’s sustained appeal and rapid population growth, which saw a remarkable 35.8% increase between 2010 and 2020.

The Woodlands, a master-planned community renowned for its quality of life, is a hotbed of activity. Luxury home builder Toll Brothers is leading the charge with two major communities.

The first, **Waterbend**, is planned for the former CB&I property located at 2500 Research Forest Drive. This upscale development will feature 157 luxury townhomes and an additional 57 luxury single-family homes. Residents will have access to a suite of high-end amenities, including a dedicated clubhouse, a fitness center, and a resort-style swimming pool. Sales for Waterbend are projected to commence in mid-2025, with model homes anticipated to open their doors to prospective buyers in early 2026.

Adjacent to Waterbend, at 2300 Research Forest Drive, Toll Brothers is also developing **The Reserve at Grogan’s Mill**. This gated community will offer 55 luxury single-family homes, contributing to the exclusive residential options in the area. Sales for The Reserve began in spring 2024, and the company expects to unveil a model home later this year, in late 2024.

Adding to The Woodlands’ sophisticated urban core, Howard Hughes Holdings Inc., the master developer of the community, recently secured approval for a substantial luxury multifamily project. On May 2nd, 2024, the company received the green light for **Waterway West**, a 265-unit development. This new residential offering will rise on the south side of The Woodlands Waterway, just west of Woodloch Forest Drive. Waterway West is part of a larger 4.7-acre mixed-use site that will also incorporate a new medical office building, further enhancing the amenities within The Woodlands Town Center. This marks Howard Hughes’ second multifamily endeavor in the Town Center, following the successful completion of The Lane in 2022.

The development boom extends beyond The Woodlands, reaching other fast-growing pockets of Montgomery County.

Near Willis, D.R. Horton is set to launch **Westport**, a brand-new single-family subdivision. This community will introduce 389 homes to the market, situated on the east side of FM 1097, north of Texas 105, and west of Lake Conroe. The first homes in Westport are expected to be available for purchase in early 2025.

Similarly, closer to Conroe, Lennar is developing **Park West** at the northwest corner of Airport Road and FM 1484. This sizable single-family community is planned to include 448 homes and will notably feature a public park, enhancing green space and recreational opportunities for future residents. Homes in Park West are also projected to open in early 2025.

These projects collectively highlight Montgomery County’s ongoing robust growth trajectory. With its strategic location, expanding job market, and attractive lifestyle offerings, the county continues to be a magnet for both residential and commercial investment, driving an unprecedented demand for new construction across its diverse communities. Local officials and economic development experts anticipate this upward trend to continue, further shaping the landscape of this vibrant Texas region.
