CONROE, Texas — A relentless wave of population growth in Montgomery County is transforming the local landscape, as major developers accelerate projects to meet the surging demand for housing and commercial infrastructure. From the forested outskirts of Conroe to the rapidly evolving corridors of New Caney, the region has solidified its status as one of the fastest-growing areas in the United States.
Data from the U.S. Census Bureau underscores the intensity of this expansion. Conroe, once a quiet exurban outpost, saw its population jump 10% between July 2021 and July 2022. Montgomery County as a whole grew by 4.3% in 2022, consistently ranking among the top counties for domestic migration in the nation.
Industry leaders are responding by doubling down on massive, master-planned developments. Johnson Development, a perennial heavyweight in Texas real estate, is actively expanding its Woodforest community. Located west of I-45, the 3,000-acre project currently houses nearly 5,500 residences. To accommodate the influx of new families, Johnson is breaking ground on a 265-acre expansion expected to house roughly 650 additional homes. Sales remain robust, with 200 homes sold in the first half of 2023 alone.
Concurrent with residential growth is a deliberate push toward regional economic self-sufficiency. Johnson’s other major project, Grand Central Park in Conroe, exemplifies this shift. Launched in 2016, the 2,000-acre mixed-use development is slated to eventually host 2.5 million square feet of commercial and retail space, effectively transforming it into an employment and entertainment hub for North Houston.
Further south, The Signorelli Company is carving out its own footprint in the regional economy. Their flagship 1,400-acre Valley Ranch project at the intersection of I-69 and the Grand Parkway is nearing a major milestone. A new Town Center section, designed to function as a dense urban core for New Caney, is scheduled to open in late 2024. The addition will bring a sophisticated mix of luxury apartments, retail outlets, and dining destinations to the I-69 corridor.
Signorelli’s focus also extends to the burgeoning Conroe residential market, where its 500-acre Granger Pines community has become a bellwether for local demand. Designed for a total build-out of 1,400 homes, the community saw over 100 sales in the first six months of 2023, signaling that buyer interest remains high despite fluctuating interest rates.
Economists attribute this sustained development to a virtuous cycle of job creation and housing demand. The Houston region reported 4.6% job growth last year, buoying the housing market even as other national markets cooled. As of July 2023, the median home price for the greater Houston area hovered around $335,000, a figure that remains attractive to residents fleeing higher-cost urban centers in search of space and lifestyle amenities.
Local officials note that the primary challenge moving forward will be infrastructure. As rooftops continue to rise along FM 1488 and the I-45 corridor, the Montgomery County Commissioners Court and the City of Conroe have been forced to prioritize major road expansions and utility upgrades to support the rapid influx of new residents.
For those tracking regional growth, the pace shows no sign of slowing. With the Houston region projected to add millions of residents by 2040, the master-planned communities currently under construction in Conroe and New Caney are likely to serve as the blueprint for the next decade of development in the Lone Star State.
