MONTGOMERY, Texas — The residential real estate market within the boundaries of the Montgomery Independent School District (ISD) is signaling strong growth, according to the latest data from the Houston Association of Realtors (HAR).
Figures released by the district show that local home sales experienced a notable year-over-year increase this May, fueled by a combination of rising transaction volume and higher price points.
In May 2024, a total of 206 single-family homes were sold within the school district, a 9.6% jump compared to the 188 homes sold during the same period in 2023. This uptick in activity contributed to a surge in total dollar volume, which climbed to $89.67 million, a 13.7% increase over the $78.89 million recorded a year ago.
Financial indicators also point to a strengthening market. The median sales price for homes in the district reached $398,000 last month, representing a 4.7% increase from the May 2023 median of $380,000. The average sales price also trended upward, hitting $435,273—a 3.8% climb from the $419,258 average observed last year.

While prices are rising, the market is seeing a healthy influx of new inventory. There were 365 new listings in May 2024, a 7.7% increase from the 339 listings added to the market in May 2023.
Despite the increase in available properties, competition remains steady. The months of inventory—a key metric representing the time it would take to sell all active listings at the current pace of sales—reached 3.8 months in May. While this is a slight increase from the 3.6 months recorded last year, it remains well below the six-month mark that economists typically use to define a balanced market. A figure under six months generally indicates a seller’s market, where demand outpaces supply.
