Conroe: 4 Major Projects Totaling $28.5M+

CONROE, Texas – A wave of new development is set to transform the Conroe landscape as municipal and private sector projects totaling nearly $30 million were filed with the Texas Department of Licensing and Regulation (TDLR) in mid-April. The filings signal a robust summer construction season, focusing on healthcare infrastructure, retail expansion, and residential amenity growth.

The surge in development comes as Conroe continues to rank among the fastest-growing cities in the United States. According to recent U.S. Census Bureau estimates, the city’s population growth has consistently outpaced national averages, necessitating a rapid increase in local services and commercial space.

The largest individual investment in the recent batch of filings is a significant expansion at HCA Houston Healthcare Conroe, formerly known as Conroe Regional Medical Center. Located at 504 Medical Center Boulevard, the hospital is slated to undergo an $18.5 million renovation and expansion of its emergency department. The project, filed on April 18, involves 12,987 square feet of new construction and 1,481 square feet of interior renovation. Work is scheduled to begin July 1, 2024, with a completion date set for January 15, 2026. This expansion reflects a broader regional trend of hospitals scaling up to meet the needs of a ballooning suburban population.

Retail growth remains a primary driver for the city’s economy. The 336 Crossing development, a high-traffic area near the existing Target, will move into its second phase. Filed on April 17, 336 Crossing Phase 2, located at 3051 Interstate 45 North, will add 36,000 square feet of retail and office space. With an estimated budget of $4 million, construction is slated to run from July 2, 2024, through July 2, 2025.

Similarly, the Conroe Marketplace near the North Loop 336 West H-E-B is adding to its footprint. A new 10,000-square-foot commercial building, filed on April 16, is estimated at $2.5 million. The site is expected to be under construction from July 1, 2024, to March 1, 2025. City planners have frequently cited the Loop 336 corridor as a focal point for high-density retail and commercial investment due to its proximity to both residential subdivisions and major transportation arteries.

Beyond commercial and medical interests, residential developers are betting on lifestyle amenities to attract prospective homeowners. The Springs at Grand Central Park, a master-planned community that has become a hallmark of luxury living in Conroe, filed plans on April 15 for a new 6,650-square-foot clubhouse, office, and fitness facility. Located at 988 Grand Central Parkway, the $3.5 million facility is designed to bolster the community’s appeal. Construction is set to commence August 1, 2024, with a scheduled completion in May 2025.

Local economic development officials note that these filings represent only a snapshot of the activity within the city. For residents and business owners tracking project progress, the TDLR maintains a public portal at tdlr.texas.gov, where project specifications and regulatory filings are updated regularly.

As these projects break ground over the coming months, commuters in the Conroe area should anticipate increased construction traffic near the Medical Center Boulevard and North Loop 336 corridors. City officials are expected to provide updates on any traffic mitigation strategies as permit approvals and site preparations move forward throughout the summer.
